FROM THE NUMBERS TO YOUR NEXT MOVE

What the market figures
mean for a seller.

September 2026 GTA context. Apply these questions to your own home type and neighbourhood.

01 / BUYER ACTIVITY

Fewer sales call for a closer comparison.

GTA sales were 9% below September 2025. That describes activity across the region; it doesn’t tell you how much demand there is for your specific home.

Your next step

Compare recent sales with today’s alternatives in the same home type and price range.

02 / PRICE MOVEMENT

An average isn’t your home’s price.

The GTA average sale price was down 5.1% year over year. The average also reflects which homes sold, so it should not be applied as a flat discount to your property.

Your next step

Build a range from similar sold homes, then account for condition, lot and layout.

03 / THE BENCHMARK

Use the trend as context.

The composite benchmark was down 4.7% year over year. It tracks a defined typical home and differs from the arithmetic average of sales.

Your next step

Use the regional trend to frame the discussion; use local comparable sales to support the listing price.

THE TONY K APPROACH

Good advice starts
with the right comparisons.

A number alone won’t tell you how to sell. We look at the homes buyers can choose from, the sales that are actually comparable and the details that make your property different.

01

Understand your market

Review recent sales, active competition and your property’s condition within your neighbourhood.

02

Build your selling plan

Set a pricing approach, decide what preparation is worthwhile and plan how to present your home.

03

Make your next move

Manage showings, review feedback and work through offers with your timing and priorities in mind.

BEFORE YOU LIST

Good questions. Clear answers.

What is my home worth in today’s market?

Start with recent sales of similar homes nearby, then compare the homes currently available. Condition, lot, layout and home type help narrow the range. A neighbourhood-specific evaluation is more useful than applying the GTA average to your home.

Should I sell now or wait?

Review your reason for moving, the cost of your next home and how much flexibility you have. Compare both sides of the move rather than making the decision from a single market headline.

How much should I do before listing?

Start with cleaning, decluttering and visible maintenance. Before committing to a major renovation, ask whether comparable sales support the expense and whether it fits your timeline.

Why hasn’t my home sold?

Review pricing, presentation, exposure and showing feedback together. Compare your listing with homes that sold during the same period and the alternatives still available to buyers.

Are these live neighbourhood market reports?

The GTA overview is a dated TRREB report. Each community and neighbourhood page has a dedicated local statistics section. Live MLS figures will appear there once our data connection is ready. Until then, contact our team for a current review of your home and comparable sales.
